Water heater tank repair warning signs:

  • The water temperature varies in various parts of your home or business
  • Your home or business has low hot water pressure
  • You have a leak in your hot water heater tank
  • murky or rusted water coming from faucets and sinks
  • Unpleasant Smell at Your Home or Place of Business
  • Unusual Sounds from Your Water Tank
  • Lack of hot water in your home or business
  • Hot water quickly runs out

6 Tips for Maintaining a Water Heater

Drain the tank and remove the sediment
  • After emptying the tank’s remaining water into the bucket, open the cold-water supply valve to stir up the silt at the bottom of the tank. Once clean water emerges from the hose, drain and then restart.
  • Close the drain, fill the tank back up, then power it back on
Adjust your temperature
  • Unscrew the cover for the temperature dial by locating it on the tank’s side. A flathead screwdriver should be used to rotate the dial to 120 degrees. You could save up to 5% on energy bills for every 10 degrees you lower the thermostat.
  • If you intend to be away from home for more than three days, turn off the water heater or lower the thermostat.
Insulate your pipes
  • Purchase some 3/8-inch thick, self-sticking foam pipe insulation that fits your water heater pipes’ diameter.
  • Slide the foam as far over the hot and cold water lines as you can. Condensation can be avoided in the summer by insulating the cold water pipe.
  • After removing the tape, seal the insulation with a squeeze. Cover the pipe with 1-inch-thick unfaced fiberglass pipe wrap if it is 6 inches or less away from the flue.
Check your anode rod
  • Connect a hose to the drain cock on the tank and release a few gallons of water.
  • Now fit a 1 1/16-inch socket onto the rod’s hex head on top of the heater (or under its top plate) and unscrew the rod. If it’s less than ½ inch thick or coated with calcium, buy a new one, wrap its threads with Teflon tape, put it back in the tank, and tighten securely. Use this segmented rod if headroom above the tank is limited.
Test your TPR valve
  • Turn off the electricity and the supply valve for cold water.
  • A bucket should be placed underneath the pipe leading to the temperature-pressure-release (TPR) valve on the tank’s top or side. (If the tank pressure rises too high, this valve opens.)
  • To release some water, lift the valve’s tab, then let go. If the water keeps flowing, partially drain the tank, use a pipe wrench to unscrew the old valve, and then install the new valve.
Insulate your heater
  • To fit around pipes, the TPR valve, and the temperature control jutting out of the tank, cut an insulating blanket (such as R-4.5 foil-covered bubble wrap) to the appropriate size.
  • Wrap the tank’s side and use foil tape to repair any cuts. Gas and oil heaters’ tops shouldn’t be covered.
  • An extra-large circle of insulation should be used to cover an electric heater, and its edge should be taped firmly to the tank’s side.
